Minor hairline cracks in poured concrete are often cosmetic and cost $500–$1,500 to seal. Diagonal cracks from window corners, stair-step cracks in block walls, or walls that bow inward indicate active movement requiring structural intervention at $5,000–$25,000+. Never self-diagnose foundation issues — a licensed structural engineer’s assessment is the essential first step.
Foundation Type & Access
Poured concrete foundations are the easiest to repair. Concrete block walls are more complex. Stone foundations (pre-1920 homes) require specialized contractors. Crawl space access dramatically affects repair cost — contractors often charge 20–40% more for limited-access spaces under 30 inches of clearance.
Drainage: The Root Cause
The vast majority of foundation and waterproofing problems stem from inadequate surface drainage — gutters directing water toward the foundation, grading that slopes toward the house, or downspouts that terminate at the foundation wall. Addressing drainage first ($500–$2,000) often eliminates the need for more expensive interventions.
Contractor Specialization
Foundation repair is a highly specialized trade. General contractors should not be performing underpinning or wall anchor work.
